The Project

This 1100 sq. ft. open concept walkout basement was located in the home of an older couple with adult children. They wanted a separate apartment, that was self-contained, and that could double as a space where their children and spouses could stay when they came over.

The Renovation

Working with a blank slate, the renovation involved new engineered hardwood flooring throughout the basement perfectly matching the solid existing hardwood on the upper floors. We placed ceramic floor tiles in the entrance way, refreshed the existing bathroom, and one-bedroom, and then installed a new kitchen and side entrance. 


The custom kitchen received a farmhouse style sink, brass finishes, butcher block island and high performance wallpaper doubling as back splash. The wallpaper was a creative cost saving approach that also introduced some pattern into the space. The bathroom was updated with a new vanity, lighting and plumbing finishes. The side entrance was carefully placed to allow for a curated entry way. A classic Lockhart Build ethos of paying close attention to entry ways that serve to welcome you into the home. 


The Design

In projects like this, the power of thoughtful space planning truly comes to life. With a large open-concept layout, the challenge lies in crafting distinct living zones while maintaining a cohesive flow and connection between spaces. To address this challenge, we strategically employed focal points and architectural trim to both define and separate areas. 


The gas fireplace naturally became the focal point, anchoring the space and creating an ideal area for conversation. By establishing this focal point, we also introduced a clear spatial hierarchy. Additionally, the trim work served as both a functional and decorative element, helping to define boundaries between the living and office areas. This combination of definition and focal points creates a narrative of balance between rest and activity.
